1. THE SHORT VERSION
We are a lead generation business. That means:
- We collect your name, phone number, email address, and information about your property when you fill out a form on our site.
- We sell and share that information with multiple other companies — real estate investors, licensed agents and brokers, and lenders — who will contact you. This is how we make money.
- You will likely be contacted by more than one company.
- You can stop it. Reply STOP to texts, click unsubscribe in emails, use the Do Not Sell or Share My Personal Information link, or email us at jr@leadresi.com.
This summary is for convenience. The full policy below controls.
2. SCOPE AND WHO WE ARE
This Privacy Policy describes how Airoperty LLC, a [STATE] limited liability company doing business as LeadResi ("LeadResi," "we," "us," "our"), collects, uses, discloses, sells, and shares personal information in connection with LeadResi.com and all related subdomains, landing pages, forms, and services (the "Site").
This policy applies to two groups:
- Consumers — individuals who submit information through our forms or otherwise interact with the Site.
- Buyers — businesses and their representatives who register accounts and purchase leads.
This policy does not apply to the practices of Buyers, Marketing Partners, or any other third party. Once your information is provided to a third party, that party's own privacy policy governs its use of your information. We do not control their systems, retention, or contact practices.
Our Terms and Conditions are incorporated by reference.
3. NOTICE AT COLLECTION
At or before the point we collect your information, this is what you should know:

4. PERSONAL INFORMATION WE COLLECT
4.1 Information You Provide Directly
From Consumers, through our forms:
- Identifiers — first and last name, telephone number, email address, postal address
- Property information — subject property address, ownership status, occupancy, estimated condition, mortgage or lien status, listing status, whether the property is currently listed with a broker
- Transaction information — reason for selling, desired timeline, price expectations, whether you want representation by a licensed agent, and other responses to questions on our forms
- Communications — the content of emails, texts, chats, form comments, and recorded telephone calls
From Buyers, at registration and checkout:
- Business name, contact name, business address, telephone, email
- Account credentials
- License numbers and licensing jurisdiction, where provided
- Geographic, price, and property-type filter preferences
- Billing information — payment card numbers are collected and processed directly by our payment processor [PROCESSOR] and are not stored on our systems. We retain only the card type, last four digits, expiration date, and a processor-issued token.
4.2 Information Collected Automatically
- IP address, device identifiers, browser type and version, operating system
- Pages viewed, referring and exit URLs, clickstream, time on page, form field interactions
- Approximate location derived from IP address. [CONFIRM: WE DO NOT COLLECT PRECISE GEOLOCATION. THIS ANSWER IS A REQUIRED DISCLOSURE ON THE CALIFORNIA DATA BROKER REGISTRATION IF APPLICABLE.]
- Cookies, pixels, tags, SDKs, session replay, and similar technologies — see Section 8
- Consent capture data. We use third-party consent verification technology TrustedForm / Jornaya that records your interaction with our forms, including the disclosure text displayed to you, the page URL, your keystrokes and mouse movements within the form, and the date and time of submission. This creates a certificate evidencing your consent.
4.3 Information From Other Sources
- Advertising platforms and publishers that refer traffic to us
- Public records and property data sources
- Buyers, regarding lead disposition and outcomes
- Service providers listed in Section 6
4.4 CCPA Statutory Categories
For California purposes, we collect the following categories of personal information as defined at Cal. Civ. Code § 1798.140(v):

We do not use or disclose sensitive personal information for purposes other than those permitted under Cal. Civ. Code § 1798.121(a).
5. HOW WE USE PERSONAL INFORMATION
- To generate, validate, score, route, and deliver leads to Buyers and Marketing Partners
- To contact you by phone, text, and email in accordance with the consent you provided
- To operate, maintain, secure, and improve the Site
- To create and retain records of consent, and to defend against claims
- To register, authenticate, and support Buyer accounts
- To process payments, bill recurring subscription fees, and collect amounts owed
- To detect and prevent fraud, abuse, invalid or duplicate submissions, and security incidents
- To measure and optimize our advertising, including through analytics and conversion tracking
- To market our own services to Consumers and Buyers
- To comply with legal obligations, respond to legal process, and enforce our Terms
We do not use personal information to make decisions producing legal or similarly significant effects about you without human involvement.
6. HOW WE DISCLOSE PERSONAL INFORMATION
6.1 To Buyers and Marketing Partners — This Is a Sale
We sell and share the contact and property information you submit. When you submit a form and provide consent, we provide your information to:
- Buyers — real estate investors, wholesalers, licensed real estate brokers and agents, lenders, and other businesses that pay us for leads
- Marketing Partners — the companies identified at https://leadresi.com/partners at the time of your submission
Your information may be provided to multiple Buyers simultaneously. [OPTION: We do not provide any individual lead to more than [N] Buyers.] Buyers and Marketing Partners receive your information as independent third parties for their own marketing and business purposes, not as our service providers. They are contractually required to comply with applicable law and to honor opt-out requests, but we do not control them.
6.2 To Service Providers
We disclose personal information to vendors who process it on our behalf under written contract restricting their use to our purposes: [hosting; CRM and lead distribution; telephony and SMS; email delivery; payment processing; consent verification; analytics; fraud prevention; customer support; accounting; legal.]
6.3 For Legal and Safety Reasons
To comply with law, subpoena, or legal process; to enforce our Terms; to protect the rights, property, or safety of LeadResi, our users, or others; and to investigate suspected fraud or violations.
6.4 Corporate Transactions
In connection with a merger, acquisition, financing, reorganization, or sale of all or part of our assets, including in bankruptcy. Personal information may be among the assets transferred.
6.5 Affiliates
We may share information with entities under common ownership or control with Airoperty LLC.
7. SALE AND SHARING OF PERSONAL INFORMATION
We sell and share personal information as those terms are defined under California, Colorado, Connecticut, Texas, Virginia, and other state privacy laws. This is not incidental to our business. It is our business.
In the preceding twelve months, we sold or shared the categories marked "Yes" in the table at Section 4.4 to the categories of third parties described in Section 6.1, for the purpose of enabling those parties to market real estate and financing services to you.
We do not knowingly sell or share the personal information of consumers under 16 years of age.
To opt out, use the Do Not Sell or Share My Personal Information link, email jr@leadresi.com, or enable an opt-out preference signal as described in Section 8.3.
Opting out of sale and sharing stops future disclosures. It does not retroactively recall information already provided to a third party, though we will forward your opt-out to recipients as described in Section 10.5.
8. COOKIES, TRACKING, AND ADVERTISING
8.1 What We Use
- Strictly necessary — session management, security, load balancing, fraud prevention
- Analytics — Google Analytics 4and similar, to understand Site usage
- Advertising and conversion — Meta Pixel, Google Ads, TikTok Pixel] and similar, to measure ad performance and build audiences
- Consent verification — TrustedForm / Jornaya scripts on form pages
8.2 Cross-Context Behavioral Advertising
Our use of advertising cookies and pixels may constitute "sharing" for cross-context behavioral advertising under California law and "targeted advertising" under other state laws. You may opt out through our cookie preference control, the Do Not Sell or Share link, or an opt-out preference signal.
8.3 Opt-Out Preference Signals
We honor the Global Privacy Control (GPC) and other browser-based opt-out preference signals where required by law. When we detect such a signal, we treat it as a request to opt out of sale and sharing for that browser or device, and — if you are logged in — for the account associated with it. Because these signals are browser- and device-specific, you must enable them on each browser and device you use.
8.4 Do Not Track
We do not respond to legacy Do Not Track browser signals, which lack a common standard. We do honor GPC as described above.
9. CALL RECORDING AND COMMUNICATIONS MONITORING
Telephone calls to or from LeadResi and its call center vendors may be monitored and recorded for quality assurance, training, dispute resolution, and compliance purposes. Where required by law, notice is provided at the outset of the call, and continuing with the call constitutes consent to the recording.
10. YOUR PRIVACY RIGHTS
10.1 Rights Available
Depending on your state of residence, you may have the right to:
- Know and access the categories and specific pieces of personal information we have collected, the sources, the purposes, and the categories of third parties to whom we disclosed it
- Delete personal information we collected from you
- Correct inaccurate personal information
- Port your personal information in a portable, readily usable format
- Opt out of the sale or sharing of your personal information
- Opt out of targeted advertising
- Opt out of profiling in furtherance of decisions producing legal or similarly significant effects
- Limit the use and disclosure of sensitive personal information
- Not be discriminated against for exercising any of these rights
- Appeal our denial of a request (see Section 10.4)

10.3 Verification
To protect your information, we must verify your identity before acting on a request to know, delete, correct, or port. We will ask you to provide information matching what we already hold — typically the telephone number and email address you submitted, and the property address. We will not ask for more information than necessary. We may decline a request we cannot verify.
An authorized agent may submit a request on your behalf with written permission signed by you; we may additionally require you to verify your own identity and confirm the authorization. An agent acting under a valid power of attorney need not provide separate written permission.
10.4 Timing and Appeals
We will confirm receipt within ten (10) business days and respond substantively within forty-five (45) days, extendable once by an additional forty-five (45) days with notice to you.
If we deny your request, you may appeal by replying to our denial or emailing jr@leadresi.com with the subject line "Privacy Appeal." We will respond to an appeal within sixty (60) days with a written explanation. If we deny your appeal, we will provide a method to contact your state attorney general to submit a complaint.
Requests to opt out of sale or sharing do not require verification and will be honored within fifteen (15) business days.
10.5 Downstream Propagation
When you opt out of sale or sharing, or request deletion, we will:
- Cease providing your information to Buyers and Marketing Partners;
- Add you to our internal suppression list;
- Notify Buyers, Marketing Partners, and service providers to whom we sold, shared, or disclosed your information within the preceding ninety (90) days, and direct them to comply; and
- Confirm completion to you.
We cannot guarantee third-party compliance. If a third party continues to contact you after you opt out, contact that party directly and notify us so we can address it.
10.6 Exceptions
We may retain and use information notwithstanding a deletion request where permitted by law, including to complete a transaction, detect security incidents, comply with legal obligations, maintain records of consent and opt-out required to defend against claims under the Telephone Consumer Protection Act and comparable statutes, and exercise or defend legal claims.
11. RETENTION

We retain information for no longer than reasonably necessary for the purpose for which it was collected, except where a longer period is required by law or necessary to establish, exercise, or defend legal claims.
Note on suppression lists: honoring your opt-out requires us to retain a record of your telephone number or email address indefinitely. If we deleted it entirely, we would have no way to prevent it from re-entering our systems.
12. SECURITY
We maintain administrative, technical, and physical safeguards designed to protect personal information, including encryption in transit, access controls, and vendor diligence. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. You are responsible for safeguarding your account credentials.
13. CHILDREN
The Site is not directed to children. We do not knowingly collect personal information from anyone under 18. If we learn we have collected information from a child under 13 without verifiable parental consent, we will delete it. Contact privacy@leadresi.com if you believe we have done so. We do not knowingly sell or share the personal information of consumers under 16.
14. THIRD-PARTY SITES
The Site may link to third-party websites and services we do not control. This policy does not apply to them. Review their privacy policies before providing information.
15. DATA BROKER STATUS
LeadResi collects personal information directly from Consumers who voluntarily submit it through our forms. We do not sell personal information about consumers with whom we have no direct relationship. Accordingly, we do not believe LeadResi is a "data broker" as defined under California Civil Code § 1798.99.80(c), Texas Business & Commerce Code Chapter 509, Oregon, or Vermont law.
LeadResi licenses consumer and property records from third-party data providers and makes certain of those records available to Buyers. To the extent we sell personal information about consumers with whom we have no direct relationship, we are registered as a data broker with the California Privacy Protection Agency, the Texas Secretary of State, the Oregon Department of Justice, and the Vermont Secretary of State, and we participate in California's Delete Request and Opt-Out Platform (DROP). California residents may submit a single deletion request through DROP that applies to all registered data brokers.
16. STATE-SPECIFIC DISCLOSURES
16.1 California
In addition to the rights in Section 10, California residents have the following:
Shine the Light. California Civil Code § 1798.83 permits residents to request information about disclosure of personal information to third parties for their direct marketing purposes. Send requests to privacy@leadresi.com with "Shine the Light Request" in the subject line.
Financial incentives. [We do not offer financial incentives in exchange for personal information.
16.2 Nevada
Nevada residents may direct us not to sell certain covered information under NRS Chapter 603A by emailing jr@leadresi.com with "Nevada Opt-Out" in the subject line.
16.3 Colorado, Connecticut, Delaware, Indiana, Kentucky, Maryland, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Rhode Island, Tennessee, Texas, Utah, Virginia
Residents of these states have the rights described in Section 10, subject to each state's own scope and exceptions, including the right to appeal under Section 10.4. Where required, we obtain opt-in consent before processing sensitive data, and we honor universal opt-out mechanisms. Minnesota residents additionally have the right to obtain a list of the specific third parties to which we have disclosed their personal data.
16.4 Illinois
Illinois has no comprehensive consumer privacy statute. We do not collect biometric identifiers or biometric information as defined under the Illinois Biometric Information Privacy Act, 740 ILCS 14. Illinois residents may exercise the controls described in Sections 7 and 10, which we make available to all users regardless of residence.
16.5 Users Outside the United States
The Site is intended for United States residents only. We do not knowingly offer goods or services to, or monitor the behavior of, individuals in the European Economic Area, the United Kingdom, or Switzerland. Information we collect is processed in the United States.
17. CHANGES TO THIS POLICY
We may update this policy. The "Last Updated" date reflects the most recent revision. Material changes will be announced by conspicuous notice on the Site and, where we have your email address and the change materially affects your rights, by email, at least [thirty (30)] days before taking effect. We will not apply materially different practices to previously collected information without providing notice and, where required, obtaining consent.
